Prices & conditions
  • Reservations will be considered valid only upon receipt by the owner of the advance payment of 30% of the entire stay, made by means of a bank transfer to the coordinates provided by special email, upon acceptance of the proposal. The balance will be made in the same manner, 30 days before the stay.
    Cancellation of the stay before 30 days from the start date, for whatever reason, will result in the loss of 30% of the deposit paid.
    If the days from the reservation to the beginning of the stay are less than 30, it is necessary to reclaim in the mentioned manner the full amount due.
    Cancellation of the stay in the above case, for whatever cause, will result in the total loss of the amount paid.
    Upon arrival, the tenants must provide the documents of each component for subsequent registration;
  • The delivery of the apartments is scheduled from 5.00 PM to 8.00 PM on the day of arrival; After that time, agreed in any case with the property, there is an extra charge of €. 25.00 referred to each apartment booked and €. 100.00 if it affects the entire villa. It should be noted that beyond 00.00 am on the day of commencement of the vacation, the non-appearance, will constitute non-presence, which can immediately re-rent the accommodation and will retain what has been paid until that time.
  • The apartments are delivered clean and in order, equipped with tools for cleaning and linen;
  • It remains the care of the tenant to empty the dustbin taking away the garbage, as well as cleaning the stove.
  • Any breakage of any object or damage will be charged to the tenant for payment.
  • Crockery and house equipment (chairs, tables etc.) must be left in their proper place.
  • The apartments are equipped to meet the needs of short stays, they are guaranteed the presence of kitchen, refrigerator, TV, hot and cold water, as well as the necessary equipment of dishes, pots, cutlery, coffee maker, mop, bucket, broom and dustpan;
  • The apartments must be vacated no later than 10.00 AM on the day of departure;
  • Those who have specific needs, it is advisable to inform themselves before booking and ask for all the necessary explanations, before deciding on the choice of apartment;
  • To avoid possible intolerances of the guests present, animals are not allowed.
  • It is extremely important to respect the number of beds established.
  • Finally, it is forbidden for guests to organize private parties within the structure.

  • ADDITIONAL COSTS
  • Final cleaning - will be charged €. 55,00 per apartment; €. 215,00 for the whole villa

  • It is forbidden to move furniture and/or make any changes to the apartment;

  • The owner keeps a copy of the house keys;

  • A number of people (adults + children) not exceeding the number indicated at the time of booking may stay in the property. A number of people exceeding the number agreed upon, is cause for unilateral withdrawal of the owner without any charge of compensation;

  • The tenant, is responsible for his cohabitants, inside the apartment, for the purposes of the rules of Public Safety, the damage they can cause and / or arrears, the same arrival must show the owner, his identity document, as well as that of people living with him during the lease;

  • The furniture and appliances in the house must be checked upon acceptance. In case of malfunction, the owner will repair or purchase the missing items. In any case, since this is a place where, during the summer season, it is difficult to find technicians or appliance stores or to transport materials, repairs and replacements will be carried out in times compatible with the individual realities of the moment and according to the availability of technicians involved in the repair;

  • The tenant exonerates the owner/landlord from any responsibility for damage to persons and/or things that may occur during the stay, whatever the reason;

  • The tenant expressly undertakes, at the time of the return of the house to reimburse all eventual damages caused by himself or by others to movable and/or immovable things, including also the expenses for cleaning sofas, mattress covers, walls, pillows, clogging toilets and sinks, detachment of sockets, damage to equipment, broken or lost dishes. In cases where it is difficult to assess the damage, the tenant pays a sum that will be settled after the repair, even in the case of hidden damage, i.e. damage that is discovered after the release of the house, the tenant is obliged to reimburse the owner for the repair/purchase of broken parts and/or laundry expenses;

  • In case of sudden interruptions of public and/or private services (electricity, sewers, water, etc.) that do not allow the use of part or the entire stay, the owner of the apartment will try, as far as possible, to accommodate the tenant in another home, if this is not possible will be refunded the amount paid for the stay or for the part of it not used. In any case it is excluded any other reimbursement for moral or material damages suffered by the tenant. If the cancellation is due to force majeure that prevent the smooth running of the stay if these are not removed within 72 hours of the occurrence of the event or it was not possible to change apartment, will be refunded all amounts paid for the stay or the part of it not used;

  • All cancellations will result in the loss of the deposit. In the case of early departures you are not entitled to refunds.

  • Any faults should be reported immediately in order to repair as soon as possible, but always consistent with the availability of material and specialized personnel on site;

  • Any complaints should be reported immediately to the owner within 24 hours of arrival. In the absence of this or an explicit authorization, the tenants who will leave the accommodation prematurely, will lose any right or any refund of rent not enjoyed. Any complaint reported at the end of the stay or after departure will not be taken into any consideration;

  • The electrical system is in perfect order, certified according to current regulations, the surfaces of the steps are non-slip, the stairs are equipped with handrails, the apartments are adaptable but not adapted to overcome architectural barriers, the tenant and his cohabitants will have to pay all possible attention to avoid incurring accidents in the home.
